What Requires ARC Approval
The following improvements require written approval from the Architectural Review Committee before any work begins:

Construction & Setback Requirements
All structures on any Pebble Creek lot must comply with the following setbacks per Section 6.1:
- Front setback: Minimum 50 feet from the front of the building to the front lot line
- Side setback: Minimum 15 feet from the side of the building to the side property line
- Rear setback: Minimum 40 feet between the rear wall of all structures and the rear lot line
- Driveways: Minimum 16-foot wide concrete driveway from garage to street, with flared apron
- Utilities: All utilities must be installed underground
- Roof shingles: Fiberglass dimensional-grade, minimum 230 lbs
Fence-Specific Rules (Section 6.3(a))
"Fences may be erected to the rear of the building and not to side property lines. Fencing must be made of materials in keeping with the harmony of the surrounding structures. No chainlink fencing is allowed. Fencing can be no higher than 4'. - On corner lots, fencing may not extend closer to the road than the side of the residence
- Lots 1, 2, 3, 41, 42, & 43: fencing must be at least 15 ft from the base of the berms
- Lots 27 & 28: no fencing permitted due to lot configuration
Pool-Specific Rules (Section 6.3(i))
- Above-ground pools are prohibited
- In-ground pools require ARC approval
- All pools must be fenced with solid opaque fencing, minimum 4 ft height, with locks on all gates
How to Submit an Architectural Request
Per Sections 6.4 and 6.5, all plans must be reviewed and approved by the ARC before construction begins. Here's how the process works:

Prepare your plans professionally All plans must be drawn in a professional manner, fully dimensioned, and include:
- Plot Plan β scale 1"=20', showing setbacks, fences, drives, pools, patios, walks, and all architectural elements
- Elevation Plans β scale ΒΌ" per foot, showing all exterior elevations after backfilling
- Floor Plans β scale ΒΌ" per foot
- Material Specifications β roofing, siding, brick, and exterior color schemes; samples may be required

Pay the $100 plan review fee A non-refundable plan review fee of $100.00 is due at the time of submission.

Submit to the ARC Chairman Contact the ARC Chairman to submit your plans and fee. A vote of two (2) ARC members is required to approve or deny any request.

Wait for written approval Do not begin any work until you have received written approval. The ARC may approve, deny (including on aesthetic grounds alone), or request modifications.

Build in compliance Once approved, all work must be completed in accordance with the approved plans and these covenants. The ARC may grant variances on an individual basis for hardship cases.

Violations & Enforcement
β οΈ Fines: Any unapproved modification or covenant violation that remains uncured 10 days after written notice will result in a fine of $25.00 per day until resolved (Section 3.6).
The HOA also has the right to enter any lot and remove any structure built in violation of the covenants, at the owner's expense (Section 4.2). Always get approval first.
